Put the numbers beside the possibility
Property investment calculator
A property can look promising until you put the repayments and running costs beside the rent. Start with a few numbers, change the assumptions and see what your budget may need to carry. Use this alongside our investment buying support, property checks and property insights.
What are you considering?
Buying costs are paid separately from the deposit in this scenario. Check the Queensland duty estimator; concessions, foreign-buyer surcharges and your ownership structure can change the amount.
Allow for the repayments.
Interest-only modelling covers the current scenario only. Principal remains unpaid and repayments can rise when the interest-only period ends. No loan fees, offset balance or rate changes are included.
Explore potential equity.
This is a separate scenario. The estimate is not added to your deposit or purchase loan above.
Subject to lender valuation, approval and serviceability. Releasing equity means borrowing; include the extra loan repayments in your overall budget.
What loan does a payment support?
Uses your rate plus a 2-percentage-point scenario buffer. This is a mathematical repayment estimate, not borrowing capacity, pre-approval or a lender’s serviceability assessment. It ignores income, expenses, existing debts and credit policy.
Turn the estimate into better questions.
If the cash flow feels tight, revisit the price, rent evidence and ongoing costs before stretching the budget. Our investment property planning helps shape the brief, property research tests the options, and a buying consultation gives you a place to talk through the next step.
For independent guidance, read Moneysmart’s investment property guide and compare repayments with its mortgage calculator. Speak with your licensed finance and tax advisers about your circumstances.
FAQs
FAQs about property investment estimates
Does this calculator tell me what a bank will lend?
No. The repayment-budget estimate translates a monthly repayment amount into a loan balance at the displayed interest rate. A lender also assesses income, expenses, other debts, dependants, credit history and its own policies. Discuss your circumstances with a licensed broker or lender before setting a buying budget.
What is the difference between gross and net rental yield?
Gross yield is the full-year rent divided by the purchase price. Here, net yield deducts your vacancy allowance, management fee and annual ownership expenses before dividing by the price. It excludes finance and tax. The cash-flow result then deducts the selected loan repayments.
Is the estimated equity available to spend?
No. It is the selected percentage of your existing property value less the existing loan. Access depends on a lender’s valuation, approval, serviceability and lending policy. Equity released through borrowing creates another debt; its repayments are not included in this separate purchase scenario.
Which expenses should I enter?
Include annual council and water rates, insurance, repairs, maintenance, strata or body corporate contributions, land tax where applicable, and other recurring costs. Enter property management separately. Buying costs should include your duty estimate, legal work, inspections and loan costs.
Are the starting numbers current market data?
No. All starting figures are illustrative inputs, including the interest rate, rent, property price and equity settings. Replace them with quotes and evidence for the actual property. Selecting a location changes the duty guidance link, not the assumed price or rent.
Can this replace a property assessment?
No. Use the results to prepare questions for your broker, accountant and buying team. Inspect the property, obtain rental evidence, check ownership costs and consider your cash buffer before making a decision. No capital growth, tax benefit, valuation or investment return is predicted.
