Buyers Agent for Landlords
Whether you already own a rental property or are buying your first one, the money in a rental is mostly made or lost on the day you buy it. Pay too much, choose a property tenants do not want or miss a costly body corporate issue, and no amount of good management will fix it. Quantum Buyers Agents helps landlords and investors buy rental property with the numbers and risks tested before an offer goes in.
Who we are
All Quantum agents are licensed, as every licensed agent must be, but we work exclusively as buyers agents. We purchase property on our clients' behalf and never sell for vendors. We take no payments from selling agents, and Quantum holds its licence as a company.
Start with the property you already own
If you are already a landlord, your next purchase should work with what you hold. Portfolio analysis is included in our engagement fee. At your onboarding strategy meeting we set a baseline across your current properties and, with our in house broker, look at whether your lending could be restructured to free up equity for the next purchase. We also coordinate with your conveyancer. See investment property strategy.
Buying with the tenant in mind
A rental has to suit the people who will live in it. We look at rent appeal, commute patterns, schools and the amenities tenants care about, alongside vacancy risk, maintenance exposure and, for units, body corporate health and levies. Comparable sales set the value range, and rental evidence shapes the real yield. Our research draws on CoreLogic, PropTrack and RP Data, our own custom built software and our team's local buying experience.
Checks before you commit
We handle pre purchase inspections and due diligence before you are locked in, including flood and overland flow, overlays and zoning, building condition and insurance fit. If the numbers or the risks do not stack up, we tell you and move on. The Queensland Government's body corporate guide is useful background for unit buyers.
Search, negotiate, settle
A typical search takes four to six weeks, depending on property size and location. We search on market and off market, then negotiate price and terms for you, including bidding at auction. See buying an investment property and auction bidding.
Buying through an SMSF
We often help clients buy property through a self managed super fund, including commercial premises. The ATO's SMSF guidance is a good place to start.
General advice only. This does not take into account your objectives, financial situation or needs. Seek advice from a licensed financial adviser and a qualified accountant before buying through an SMSF.
Fees
A fixed engagement fee is paid at the start, and a success fee, calculated as a percentage of the purchase price, is paid only at settlement. See fees and pricing.
