What a Strategy Led Property Purchase Looks Like

Short answer: a strategy led purchase starts with your goals, borrowing limits and holding plan, and only then picks the suburb and the property. In practice that means setting a budget that still works at higher interest rates, deciding whether the property is a home or an investment, costing duty, land tax and holding costs, and agreeing what must be true before you make an offer. A buyers agent then searches, checks and negotiates against that brief rather than against whatever is listed this week. Our strategy session is where that brief is built.
A strategy led property purchase starts with a clear brief and an honest view of your borrowing capacity before you inspect anything. Our property investment strategy service and our Brisbane buyers agent team are built around that approach.
TL;DR
Start with the numbers: lenders test your loan at least 3 percentage points above the rate you will pay [1].
Decide the purpose first. A home, an investment and a future rental each need different properties and loans [2].
Cost the full purchase, including transfer duty, which is $31,275 on an $850,000 home at general rates [3].
Write down your non negotiables and your walk away price before you inspect.
Check the property against the brief with inspections, flood reports and legal advice before you commit [4] [5].
If you would like help building that plan, book a free strategy call with our Brisbane buyers agents.

Why buying fast often means buying badly
Pressure is built into property sales. Auctions in Queensland have no cooling off period, and the successful bidder must settle even if the house fails inspections or they change their mind [6]. Private contracts usually carry a 5 business day cooling off period, but cancelling can cost up to 0.25 percent of the price, and some buyers waive it to compete [7]. With Queensland's mean dwelling price at $1,130,600 in the June quarter of 2026 [8], a rushed decision is an expensive one. A good process puts the hard thinking before the pressure arrives.
Evaluating the shortlist against the brief
A property that survives the checks is presented with context: how it fits the brief, what comparable sales show, the risks we found and how it compares with the alternatives. Local knowledge matters here, because street and pocket differences rarely show up in listings; see why prices vary within the same suburb. The aim is a deliberate decision, not a push to buy.
For how we run each stage, see our process.
Step 1: goals and time frame
Most buying mistakes come from skipping this step. Are you buying a home to live in for ten years, a first investment, or a home you may rent out later? Each answer points to different suburbs, property types and loan structures. Moneysmart notes that direct property investors have to manage ongoing costs, vacancies and loan repayments [2], which a home buyer may not weigh in the same way. If your plans include tax or super strategy, a licensed financial adviser can give personal advice tailored to your situation [9]. Our owner occupier and investor services are set up differently for this reason.

Step 2: borrowing capacity that survives rate rises
Rates have moved quickly in 2026. The RBA has raised the cash rate four times this year, to 4.60 percent from 30 September [10], and noted that new housing loans have declined noticeably [11]. The ABS recorded 134,225 new dwelling loan commitments in the June quarter, down 5.4 percent [12]. Lenders test your ability to repay with a buffer, and APRA confirmed in May 2026 that the serviceability buffer remains at 3 percentage points [1].
A strategy led budget uses a repayment you could still manage after further rises, not the maximum a lender will approve. Moneysmart's mortgage calculator helps you test repayments and total cost [13]. Choose your loan type on purpose too: fixed rates usually last one to five years and can carry break fees, while variable loans often allow extra repayments, offset and redraw [14]. Interest only loans have lower early repayments but switch to principal and interest later, so check what the higher repayment will be [15]. Our investment property service works with your broker on structure.
Step 3: the full cost of buying and holding
The price is only part of the cost. Moneysmart suggests aiming for a 20 percent deposit plus buying costs such as stamp duty, legal fees and inspections [16]. In Queensland, general transfer duty on an $850,000 home is $31,275 [3], and the buyer is usually liable when the contract is signed or becomes unconditional, with payment due within 30 days [17]. Eligible first home buyers may pay much less: the first home concession on an established home applies under $800,000 and can save up to $24,525 [18].
Investors should also plan for holding costs. Queensland land tax applies to individuals whose total taxable freehold land at 30 June is $600,000 or more [19]. Loan interest, council and water rates and land tax can be deductible while a property is held to produce rental income [20], but only if it is rented or genuinely available to rent on commercial terms [21]. Rent can only be increased once every 12 months in Queensland [22], which matters when you model yield. For the exit, the 50 percent CGT discount applies to Australian residents who have owned the asset for at least 12 months [23]. Get tax advice for your own situation, and use our contract calculator for a first estimate.
Step 4: the brief
The brief is a one page summary of what you are buying and why. It should list the budget ceiling, the purpose, two or three target areas, the property types that fit, the must haves and the deal breakers. Deal breakers are usually things like flood exposure, a busy road or a layout that will not suit your family. Writing it down stops a beautiful but unsuitable home from changing the plan at an open home.
Step 5: search and due diligence against the brief
With a brief in place, the search is about fit, not volume. A Queensland buyer's agent can find properties, negotiate, research the property and area and bid at auction for you [24], and our property search service can include off market opportunities. Each shortlisted property is tested against the brief and the risks. A FloodWise Property Report shows flood risk and type for a Brisbane address [25], and the Queensland Government recommends organising inspections before you negotiate [4]. Our due diligence process covers the rest.
Step 6: negotiate and settle
Because the brief already sets a walk away price, negotiation is calmer. Conditions such as finance and building and pest need to be written into the contract to be binding, and you should get legal advice before signing [5]. Our negotiations and settlement team manages offers, conditions and the run to settlement.

FAQs
How much buffer do lenders use?
APRA's serviceability buffer is 3 percentage points above the loan rate [1].
Should I fix my loan in 2026?
It depends on your plans. Fixing gives certainty but may limit extra repayments and carry break fees [14]. Talk to your broker.
Can a first home buyer avoid transfer duty?
Possibly. The first home concession can remove or reduce duty on established homes under $800,000 [18].
What does a buyers agent add to the strategy?
Market research, search, checks, negotiation and auction bidding against your brief [24]. See why buyers use an agent.
